Are you planning a building project? Navigating the building approval process can be daunting, but it doesn’t have to be. Follow these simple steps to ensure your project stays on track, and remember, we promise to simplify complex.
Step 1: Initial Consultation
- Consult a Professional: Discuss your plans with an architect, building designer, or builder. They can provide valuable insights, assess feasibility, and guide you through the process.
- DIY for Simple Projects: If your project is a simple one, you might be able to create your own basic site plan. See our site plan guide to find out how.
Step 2: Get a Quote
- Obtain a Quote: Contact Buildable Approvals to get an estimate of the costs involved for your approval. Send us your plans, and we will assess the complexity and let you know what is involved.
Step 3: Engage Buildable Approvals
- Professional Review: Once engaged, Buildable Approvals will conduct an initial assessment of your plans and let you know if any council applications are required. We will also notify council we are acting on your behalf.
- Identify Requirements: We will issue a request for information, which will outline the documentation we need to complete your approval.
Step 4: Finalise Drawings and Engineering
- Refine Your Plans: Incorporate feedback from the initial assessment and finalize your drawings with your builder, planner or architect.
- Engineer Your Plans: Your plans will need to be engineered by an RPEQ Structural Engineer and this is a requirement for the building approval in Queensland.
Step 5: Submit Final Plans and Obtain Approval
- Submit Final Plans: Once your plans are finalised and engineered, submit them to us, and our Building Certifiers will do the full Building Approval Assessment.
- Receive Your Building Approval: If everything is in place, we will issue your approval and once you have this you can start building. It is really important that you meet the conditions listed on your approval (this will include inspections that are needed) and that you don’t start building until we have the approval.
Step 6: Building Inspections
- Schedule Inspections: Your approval paperwork will detail the inspections involved, and it is important that these happen at the relevant stages of the build.
Step 7: Final Inspection and Approval
- Final Inspection: Once construction is complete, arrange for a final inspection.
- Completed Approval: Once the final inspection is complete and passed, we will issue a Form 21 (Form 17 if a swimming pool) to you and the local council to show the job is complete and approved.
