When is a building approval required?

Generally the following can apply (please check your plans with us before starting work):

  • Any alterations involving structural changes such as adding or removing walls, modifying foundations or beams, adding balconies or decks, verandas or carports.
  • When adding to (or significantly altering) the footprint of a building such as new rooms, building additional floors or spaces.
  • Plumbing or drainage work and significant electrical work will require additional applications.
  • Changes affecting fire safety such as fire walls, sprinklers or fire exits.
  • Changes affecting the use of the building (from residential to commercial) often require additional permits.
  • Demolition work that is significant requires a permit to ensure it is conducted safely.

If you are using a QBCC licensed builder they will be able to tell you if a building approval is required. Alternatively, you can send  your plans to us for a quote and advice.

There is never a one size fits all answer as it depends on what you are renovating, where and how. If council applications are required the time will depend on how long these take to process.

We will need working plans showing the changes you want to make. There will be other items that are required that your Certifier will notify you of these.

You will be advised of the inspections required on your building approval paperwork which will be part of the conditions that you must meet to get your final approval.
