We will always recommend honesty and if you are aware that there is unapproved work on your property we suggest you rectify it prior to going to market. Due diligence will likely pick up that the structures are un approved and it could hold up the sale.
Contact your local council for the records (there is usually a fee) and this will tell you what approvals are in place for your property.
If you buy a property with unapproved work you take on the liability for that work. If council are aware and issue a show cause you will be required to obtain an approval (which may require expensive retrofit building solutions) and you may even have to remove the structure. It pays to do your due diligence prior to purchase.
