In Queensland you need an owner builder permit for all work valued over $11,000 (inc gst). We will require a copy of this permit before issuing your building approval.
There is never a one size fits all answer with the final cost for a building approval as planning applications or other services can change the costs considerably. When we quote we will provide our set costs for the building certification and inspections. We will also provide an estimate for any other items that may be required to allow you to budget. Once a full assessment is done by the Certifier we can provide final costs.
You need to provide plans for our team of town planners and certifiers to complete their assessment. The plans should contain as much detail as possible. We can accept hand drawn plans to provide some initial costings provided they contain all the information required. It will delay your application if information is missing. Council may not accept hand drawn plans for applications so you may have to organise drafted plans as part of the process.
The amount of time an application can take with council will vary depending on the council, the type of application being made, the current workload and if any further information or evidence is required. As a rough guide a siting can take 20-30 work days, a code assessable town planning development can take 50 business days.
Every building approval assessment undergoes a number of searches to determine if further council applications are required and this is part of the assessment work that you pay for. This means that we won’t know the final costs for your approval until the assessment has taken place. That said our quote will provide the costs for the standard council applications.
A licensed building Certifier assesses building applications and building works to ensure they comply with planning regulations and the building act.
