Understanding Setbacks
In Queensland, building setbacks are regulations that dictate the minimum distance a structure must be from property boundaries. These rules are in place to:
- Ensure adequate sunlight and ventilation for neighboring properties.
- Maintain privacy between properties.
- Control the overall appearance of the neighborhood.
- Allow for safe access for emergency vehicles.
General Setback Rules
- Road Boundaries: Generally, structures must be set back at least 6 meters from road boundaries. This can vary depending on the type of road and local council regulations.
Side and Rear Boundaries: Typically, structures must be set back at least 1.5 meters from side and rear boundaries.
Important Considerations:
- Local Council Regulations: Setback requirements can vary significantly between local councils in Queensland. Always check with your specific council or your building certifier for the most accurate and up-to-date information.
- Building Height: Setback requirements may increase as the height of the structure increases.
- Special Circumstances: In some cases, it may be possible to obtain a building permit to build closer to the boundary. This typically requires approval from your local council and may involve demonstrating that the proposed building complies with specific criteria. Buildable Approvals will advise if this type of application can be made (usually called a siting).
Where to Find More Information:
- Contact Buildable Approvals with your basic plans or details of what you are trying to achieve. Our team of Certifier and Town Planners will be able to advise of any council applications required.
- Contact Your Local Council: Your local council’s planning department is a great source of information. They can provide you with specific setback requirements for your property and assist you with any building permit applications. Many councils have mapping tools available online and some offer meet the planner sessions.
- Queensland Development Code (QDC): The QDC outlines the general planning and building regulations for Queensland. You can find more information on the Queensland Government website but remember many local councils have differing or amended standards from the QDC.
